The Consultation:
Engage in a conversation with our consultants to clarify any questions about our services, costs, and offerings.

The Deal:
Sign an Airbnb Management agreement empowering us to manage your listing. Discuss contract length, details and fees.

Onboarding:
Airbnb photography, staging and design of the property is not part of the Airbnb Management Services. These services incur separate fees to get the property setup for our Airbnb Management Services. This will all be outlined in the agreement.

Ready to Host:
After meticulusly going through every detail of the property, its listing accuracy and amenities, the pricing setup and ensuring the cleaning and maintainence teams are in place, we selectively accept only the best guests.

Reaping the Rewards:
Upon agreement terms, receive your rental earnings 24 hours after each guest has checked in with Airbnb’s split funnelling payout structure. Enjoy multiple paydays a month and an excellent return on your investment.

  Daily Rates

Formulating your Airbnb pricing strategy should go beyond emotional considerations or advice from online gurus.   Photography

We source the best photographers with years of experience in Airbnb photography for your listing.

Using professional photos for your Airbnb listing generally yields better results compared to using your own photos. Professional photos are taken with high-quality equipment, proper lighting, and staging techniques to showcase the property in the best possible way. They make your listing appear more appealing and professional, attracting more guests and commanding higher rates. Our standard is high because we only want 5 star guests.

  Commission

Our service is commission based. The specific percentage is dependent on the location of your Airbnb property and its unique layout. Typically falling within the range of 20-25%, the exact percentage is determined by current market factors.

In our upcoming consultation, we will offer more detailed information, facilitating a comprehensive analysis of your property and providing insights into the dynamic factors influencing its market positioning.

It’s essential to highlight that, while we strive to accommodate all properties, we generally maintain an average nightly rate of at least $125 CAD to ensure alignment with our service.

How do payouts work?

Airbnb initiates the transfer of the net total plus the cleaning fee for each reservation one day after the guest checks in at the property. We will add the client’s bank account to the Airbnb account of the client’s property along with our bank account. We will create an automated payout percentage split of the net total to reflect the 80% / 20% income/commission split of the NET total without cleaning included to the owner and us.

This is possible because Airbnb has a feature that allows a predetermined automated payment split between bank accounts. This means when Airbnb sends the payment 1 day after each reservation start date, that the correct amount will be sent to the client and us.

Are you a property management company?

No. We specialize in Airbnb management and consulting, emphasizing various facets of the Airbnb platform to ensure hosts achieve success and optimization. Our core focus is on Hospitality Management.

While our primary emphasis is on hospitality, we also consider integrating standard property management tasks into our services based on individual circumstances, a topic that can be explored through discussion.

As a client, do I need to setup an Airbnb account?

Yes. We require every client to have an Airbnb account that we can then use to create the listing. You will always be the primary owner of the listing. We are then invited as co-hosts to the listing to manage it on your behalf as the primary host. Your title is the listing owner. We take care of everything else.

What are the ongoing costs and needs to operate the Airbnb?

Ongoing Costs

Over time, household items will need to be replaced or replenished. Such as towels and sheets. Airbnb also requires keeping basic essentials in the condo such as bath soap, hand soap, shampoo and conditioner. If we see a trend such as a baby crib for example, it will be suggested. We do provide a starter pack of 2 rolls of toilet paper per bathroom and 1 roll of paper towels in the kitchen. These expenses and others such as maintenance costs are will be reported to the client. Maintenance personal is our responsibility and we will outsource a maintenance person to perform duties on the property as they arise. Again, all expenses, damages and income reports are reported to the client at the end of each month.

Needs

On-call maintenance in case any issues arise that will inconvenience the guests. Especially an emergency. (We provide) Flexibility to let us constantly refine the property for optimal profit. The more successful the client is, the more successful the consultant is. White linens and towels will eventually need to be replaced. 2 bath towels and 1 beach towel per guest for each reservation. If the property can hold 6 people, that would be 12 towels and 12 duplicate towels = 24 towels. 2 sets of bed sheets are mandatory but 3 sets for each bed is preferred. We will discuss this further during our consultation.

What is the difference between Airbnb Management and Airbnb Co-Hosting?

Airbnb Management is everything that is required to make the property successful and operational on the Airbnb platform. We cover things like initial consultation, property analytics, listing creation, photography, pricing, cleaning and maintenance teams, reservations, guest communications, re-stocking of the essentials, review responses, financial reports, Airbnb SEO, branding and marketing and more.

Airbnb Co-Hosting is more like a concierge service where we handle the reservations, guest communications, listing accuracy, review responses, co-ordination and communications for the cleaning and maintenence teams and we can even monitor and adjust pricing on the listing.
